Who Do You Call?

For urgent or essential repairs outside of office hours, you can reach out to the below contractors,  please also report the maintenance to your property manager in writing with photos via the tenant app or email, within 1 hour.

The above contractors will be able to assist with any required urgent maintenance. Please note, if it is not deemed as an emergency you will have to wait for the next working day and report it to our office via the tenant app or the following link: report your maintenance request onlineIf a contractor attends the property and it is not deemed as an urgent or emergency request, you may be liable to cover the cost of all or part of the invoice.

After-hours / Urgent Repairs

Urgent repairs fall into two categories: essential services and other urgent repairs.  A suitable repairer must be found within a reasonable timeframe.  There are some times when a tenant may need to arrange for the repairer. 

Essential services

Essential services are listed in the Residential Tenancies Regulations 1989 and include repairs to:

  • a burst water service,
  • gas leaks,
  • a broken hot water system,
  • sewerage leaks, or
  • dangerous electrical faults.

Other Urgent Repairs

Other urgent repairs are not essential services, but if not fixed might cause damage to the premises, injure a person, or cause undue hardship or inconvenience to the tenant/s.

In the event of a break-in, please complete a police report, provide the police report number to your property manager, take photos of any damages, make a list of any items you believe are lost/missing, and speak to your insurer. You will need to provide photos and a list of damages to the property manager to ensure repairs can be actioned.
